Staging is SO IMPORTANT. I can’t emphasize enough how important it is that the buyer make an emotional connection to your house.

Your staging will either allow them to do this or prevent them from doing this.  Too much stuff in the home (even if it’s very nice stuff) will prevent buyers from imagining their belongings in your home. A buyer who cannot imagine living in your home will never put in an offer, even if it could have been a dream home.  They need to feel that YOUR home could be THEIR home.  If you’ve got too much of YOUR stuff in it, they can’t do that.

Staging Myths

  • MYTH – The market is hot, so we don’t need to stage. We’ll get it sold either way.
    • Truth – You probably will get it sold anyway, only for less money then you could..
    • Truth – The more buyers you get interested in your home, the higher the price you’ll receive.
    • Truth – If a buyer believes others will be competing for your house, you’ll get a higher offer.
    • Truth – If there is another similar home to yours, staging could make the difference in where they put their offer.
    • Truth – Buyers typically put an offer in based on how they feel about your home.  PROPER staging helps your home feel like home to a wider range of people.
  • MYTH – My house needs work so staging won’t matter.
    • Truth – Good staging helps buyers see past the cosmetic imperfections and into what your home truly can be in their eyes, which leads to a higher offer.
    • Truth – Whether or not your home is in perfect condition, proper staging still can make your home feel more like home to a wider range of people and therefore get you more money for your home.
  • MYTH – My house is in perfect condition so staging won’t matter.
    • Truth – You’ll be able to sell your home for more money because it’s in perfect condition, but you’ll also be able to sell it for even more if you stage it properly because all of the above reasons still apply.

Remember YOUR home needs to feel like THEIR home.

If you are living in the home and using your belongings for staging, we’ll meet with you at least three times throughout the pre-launch process to perfect the staging. 


Here are some ways to stage your home for maximum appeal:

  1. Box things up and pack them away. Clear out large furniture items like dressers in bedrooms, armoires, large TVs, etc.
  2. Take down personal photos and effects.
  3. Park cars somewhere other than in the driveway or in front of house.
  4. Stage with a purpose and remember these rules.

  1. Clear floor space. The more floor space you can see, the larger the room feels.
  2. Avoid area rugs unless you’re hiding something ugly, which would be one exception to this rule.
  3. Use minimal furniture.
  4. Choose one colorful decorative item, like a painting, per wall space.
  5. Choose one colorful decorative item per tabletop or counter space.
  6. Hang towels with color in spots where towels should be hung, like in bathrooms, kitchens, etc.
  7. Select nice-looking shower curtains if applicable.
  8. Use staging items to add life and color.
